How This Works, And What It Refuses To Do

A calculator is only worth the honesty of its constants. These are the four rules this one runs on.

Every Constant Is Sourced

The night cap, the registration cost and the accommodation tax for each market were read off that municipality’s own site and are linked at the bottom of this page. No figure here came from an aggregator or from memory.

It Does Not Guess Your Revenue

There is no occupancy assumption, no average nightly rate and no market benchmark in this tool. You supply those two numbers because only you know them, and a number I invented for you would be worth nothing.

The Cap Is Enforced, Not Suggested

Ask Victoria for 200 nights and it will calculate 160, because 160 is the legal ceiling. A calculator that lets you model an illegal year is a sales tool, not a calculator.

A Gap Is Shown As A Gap

Ottawa publishes two different permit fees and Prince Edward County publishes none. Those markets show no registration cost and say why. A blank you can see beats a number you cannot check.

What This Deliberately Leaves Out

Naming the exclusions is what makes the inclusions worth reading.

Your Cost Of Owning It

Mortgage, property tax, insurance, utilities, internet, condo fees and furnishing are all outside this. This is the management layer, not a pro forma.

Cleaning

Turnover cleaning is billed to the guest as a turnover fee rather than to you, so it is not a deduction here. Supplies and linen replacement are yours and are not modelled.

Income Tax And Platform Fees

Your income tax position, GST or HST where it applies, and the host service fee your booking platform charges are not included. They are real and they are not mine to estimate.

Calgary, AlbertaNo Residency Rule

Calgary does not require you to live in the property. It licenses a Non-Primary Residence short term rental outright, which makes it one of the few major Canadian cities an investor can still enter. It is also the city I live in, and the only market where the cleaning and maintenance crews are my own companies rather than a vendor I coordinate.

Edmonton, AlbertaNo Residency Rule

Edmonton publishes no principal residence requirement. A property you do not live in can be licensed and run as a short term rental, the same as in Calgary. I already operate here, and this page states what the City publishes and stops where the City stops.

Radium Hot Springs, British ColumbiaExempt From The B.C. Rule

British Columbia closed almost every urban market to anyone who does not live in the unit. Radium Hot Springs is named in the regulation as exempt. A property you do not live in can be registered and run here, legally, and I already run one.

Toronto, Ontario180 Nights

Toronto permits short term rentals in a principal residence and nowhere else. That makes this a homeowner market rather than an investor market. If you live in the unit, it can be registered, listed and run properly, and I run it.

Vancouver, British Columbia$1,108 A Year

Vancouver licenses short term rentals in a principal residence only, one licence per person, at the highest annual fee in the country. It is a homeowner market by design. If you live in the unit, it can be licensed, registered and run, and I run it.

Victoria, British Columbia160 Nights

Victoria licenses short term rentals in your principal dwelling only, and caps a whole home at 160 nights a year. The licence is cheap. The cap is the whole business case, and it is what the calendar gets managed against.

Ottawa, Ontario5% Tax

Ottawa issues a host permit for your principal residence, and a separate cottage rental permit in the rural area. It is one of the few Canadian markets with a lawful route for a property you do not live in, and the limits on both are published clearly.

Whistler, British ColumbiaZoning Decides

Whistler is the exception. There is no principal residence test here, so an investment property is lawful. What decides it instead is zoning, and residential zoning cannot be used for tourist accommodation at any price. Check the zoning before you buy, not after.

Squamish, British Columbia$400 A Year

Squamish licenses short term rentals in a principal residence only, held by an individual rather than a company, and it is stricter than the provincial rule it sits under. The non principal residence route is closed: all thirty permits have been issued.

The Blue Mountains, OntarioException Area

The Blue Mountains does not ask where you live. It asks where the property is. Inside the designated Exception Area a licence is available. Outside it, new licences have been frozen since 2023, and eighty dollars will tell you which one you own.

Prince Edward County, Ontario45 Nights Off Site

Prince Edward County has one rule that decides everything. If you are on site for the full calendar year there is no night limit. If you are off site, the property may be rented for forty five days a year. Everything else is process.

Regina, Saskatchewan$100 A Year

Regina licenses short term accommodation in your principal residence for a hundred dollars a year, and it counts a suite inside that residence as part of it. New secondary property licences are frozen until the city vacancy rate recovers.

Calculator Questions

The municipal constants are exact: the night cap, the registration cost and the accommodation tax for each market were read off that city or province’s own website and every one is linked at the bottom of this page. The revenue side is only as accurate as the nightly rate and the number of nights you enter, because those are yours to supply. The tool does not estimate them.

Because no honest source for that number exists before the address is known. What a property earns depends on the building, the bedroom count, the layout, the season and the competing set on that street. That is what underwriting produces once the property is in front of me, and it is what the intake form is for. A generic revenue estimate would be a guess with a dollar sign on it.

Ottawa publishes two different permit fees on the same page of its own website, $112 for two years in the body text and $606 in the fee table, and the table also prints a fee as $5,1250, which is not a number. Prince Edward County publishes no licence fee at all and invoices it after approval. In both cases a figure that cannot be confirmed is left blank rather than guessed.

The only Squamish specific accommodation tax rate found on a District source is in a backgrounder dated October 2018, which is too old to publish as current. The City of Regina and its short term accommodation bylaw are both silent on accommodation tax. Neither absence means the tax is zero, only that no current figure could be sourced.

No. Accommodation tax is collected from the guest on top of the room rate and remitted to the municipality or the province. It is shown here so you can see the full price a guest pays and the amount that has to be remitted, but it is not deducted from what you keep, because it was never yours.

Twenty percent of net revenue, month to month, with no onboarding fee and no monthly minimum. It is the same in every market on this page. Cleaning is billed to the guest as a turnover fee rather than to you, and maintenance is quoted before any work happens.
