Toronto permits short term rentals only in your principal residence. Registration costs $390 a year, an entire home stay is capped at 180 nights a calendar year, and six percent Municipal Accommodation Tax is collected on every stay. It Has To Be Where You Live

Short term rental is permitted only in a principal residence, the address on your identification and your bills. A condo you own and do not live in does not qualify. No manager can change that, and anyone who tells you otherwise is selling you a problem.

Registration is $390 and renews annually, up to thirty days ahead of the renewal date. The registration number has to appear on the listing, and the platforms are required to display it.

An entire home stay is capped at 180 nights a calendar year. Renting up to three bedrooms while you are living there is not capped. The cap is the single largest input into what a Toronto unit can earn.

Your Condo Board Outranks The City

A City registration does not override a condominium declaration, and a large share of downtown Toronto declarations prohibit transient occupancy outright. Read your declaration before you spend a dollar on furniture. This is the most expensive mistake available in this market and it is entirely avoidable.

The Cap Changes The Strategy

A hundred and eighty nights means every night has to be worth having. A Toronto calendar is managed for rate and length of stay, not for occupancy. Filling the cap cheaply is the most common way to lose money here, and it is what happens by default on autopilot pricing.
