The Blue Mountains does not ask where you live. It asks where the property is. Inside the designated Exception Area a licence is available. Outside it, new licences have been frozen since 2023, and eighty dollars will tell you which one you own.
The Town of The Blue Mountains licenses short term accommodation by location rather than by residency. A Type A licence is available inside the designated Exception Area at $2,500 for two years. Outside it, new Type B licences are under a moratorium. Four percent accommodation tax applies.

What The Blue Mountains Actually Requires
Four rules decide whether a property can operate at all. Every figure here was read off the Town of The Blue Mountains site on 15 September 2026 and is cited at the bottom of this page.
The Exception Area Decides It
A Type A licence covers short term accommodation inside the Town’s designated Exception Area. Type B covers everything outside it and new Type B licences are under a moratorium that has been in place since March 2023. Check the map before you buy.

You Do Not Have To Live There
There is no principal residence requirement on a Type A, B or C licence. Only Type D, the bed and breakfast class, requires the premises to be your residence and the licensee on site between 23:00 and 07:00. An investment property has a route here.

Type A is $2,500 for a two year term, plus an $80 eligibility inquiry, a $60 application and a $165 fire safety inspection. A fire re-inspection is $340 and a second one is $490. Late renewal is $110.

Occupancy is two persons per bedroom and four additional persons, and the Town can reduce it on parking or fire safety grounds. Inadequate parking does not delay your licence, it cuts your revenue. A Parking Management Plan is required.

Eighty Dollars Beats A Bad Purchase
The Town sells a Licence Eligibility Inquiry for $80. It is the cheapest thing on this page and it answers the only question that matters: can this address hold a licence. Pay it before you make an offer, not after you own a property outside the Exception Area.
The Penalty Is Administrative, Not Theoretical
Operating without a licence is a $2,500 administrative monetary penalty and advertising without one is $500, both published by the Town. Posting the listing before the licence issues is its own separate offence, which is a mistake owners make while waiting.

The Blue Mountains Questions
It depends entirely on where the property is. A Type A short term accommodation licence is available inside the Town’s designated Exception Area. Outside that area a Type B licence is required, and the Town has had a moratorium on new Type B licences since March 2023. Existing Type B licences can still be renewed.
