British Columbia closed almost every urban market to anyone who does not live in the unit. Radium Hot Springs is named in the regulation as exempt. A property you do not live in can be registered and run here, legally, and I already run one.
The Village of Radium Hot Springs is exempt from British Columbia’s principal residence requirement, named in Schedule 1 of the Short-Term Rental Accommodations Regulation. A property you do not live in can be short term rented here. You still need to register with the provincial short term rental registry, which costs $450 a year for a property you do not live in and $100 where you do, and you need a Village of Radium Hot Springs STR Business Licence. Wise Property Management registers, lists and operates the property at twenty percent of net revenue.

What Radium Hot Springs Actually Requires
Four things decide whether a property can operate. Every figure here was read off the Province’s or the Village’s own site on 17 September 2026 and is cited at the bottom of this page.
The Principal Residence Rule Does Not Apply Here
The Village of Radium Hot Springs is named in Schedule 1, Exempt Land of the Short-Term Rental Accommodations Regulation and on the Province’s own list of exempt municipalities. An investment property is legal in this market, which is not true in Vancouver, Victoria or most of urban British Columbia.

Since 1 May 2025 every short term rental host in British Columbia must be registered with the provincial registry. It is $100 a year for a property you live in and $450 for one you do not, plus a $1.50 service fee. The exemption is from the residency rule, not from registration.

No person may carry on a short term rental business in the Village without a valid Village of Radium Hot Springs STR Business Licence, applied for with a self evaluation and attestation form. The Village says only that fees are defined in its Fees and Charges Bylaw and does not publish the amount online. I am not printing a fee I could not read. The Village office is on 250.347.6455.

Eight Percent Provincial Sales Tax
PST of eight percent applies to sales of short term accommodation in British Columbia. A municipal and regional district tax of up to three percent applies in participating areas. Whether Radium participates, and at what rate, is not published where I could confirm it, so only the PST is stated here.

Registration And Tax Admin
Registration, annual renewal, the licence number displayed on the listing, and accommodation tax tracked and remitted. The part owners forget until the city writes to them.
What Is Different About Radium
A resort village of a few thousand people inside a national park corridor does not behave like a city, and two of these will cost you money if you assume otherwise.
Your Strata Still Outranks Everything
The Province states plainly that strata corporations can ban short term rentals outright and fine up to $1,000 a day, and that a strata bylaw may be stricter than the Act. Provincial registration does not override a strata bylaw and never will. In a resort village where much of the inventory is strata, this is the first document to read, before the zoning and before the licence.
Confirm Your Zone With The Village, Not With This Page
The zoning bylaw reachable from the Village website is a 2022 combined draft and a 2024 amendment exists that I could not read. A district list taken from a draft is a list that can be wrong, and being wrong about your zone here is the most expensive mistake in this market. Call the Village and get it in writing before you buy.
It Is A Season, Not A Calendar
Demand in the Columbia Valley is driven by the hot springs, the park and the golf and ski seasons rather than by a business travel week. The rate strategy here is built around peaks and shoulders, not around filling Tuesdays, and a pricing tool left on autopilot will sell your best weeks cheaply.
Calgary Crews Do Not Drive To Radium Hot Springs
CleanStays and Wise Property Services are Calgary companies with Calgary crews. In Radium Hot Springs I manage the property and coordinate vetted local cleaning and trades against the same written standard. Said plainly here rather than implied everywhere else.
Why Guests Book Radium Hot Springs
This is a destination market. Demand comes from a small number of very strong drivers rather than a broad base.
The Hot Springs Themselves
The Radium Hot Springs pools sit in Sinclair Canyon inside Kootenay National Park and are the reason most guests search this village by name. Proximity to the pools is the single strongest line in a Radium listing title.
Kootenay National Park
Radium is the west gate. Marble Canyon, the Paint Pots and the Banff to Radium corridor drive a summer touring pattern of one and two night stays on either side of a longer trip.
A Legislated Resort Municipality
Radium is one of fourteen municipalities named under the Province’s Resort Municipality Initiative, a designation given on the basis of tourism economy rather than population. The Province classifies this village as a resort destination. That is the demand case, stated by someone other than me.
The Village Itself
A small village with a resident bighorn sheep herd, golf either side of the highway and the Columbia Valley beyond it. Guests book a village, not a postcode, and the listing has to read like somewhere rather than like a unit.

Confirm that with the Village directly and get it in writing. The zoning bylaw document reachable from the Village website is a 2022 combined draft, and a 2024 zoning amendment exists that could not be read. Publishing a district list from a draft bylaw would be worse than publishing nothing, because being wrong about your zone is the one mistake in this market that cannot be undone after a purchase.
