Vancouver licenses short term rentals in a principal residence only, one licence per person, at the highest annual fee in the country. It is a homeowner market by design. If you live in the unit, it can be licensed, registered and run, and I run it.

Vancouver permits short term rentals only in your principal residence, one licence per person. The city licence is $1,108 a year plus a $77 application, both non-refundable. Provincial tax on the stay runs to 13.5 percent. Wise Property Management handles the licence, the registry and the operation at twenty percent of net revenue.

What Vancouver Actually Requires

Four rules decide whether a property can operate at all. Every figure here was read off the City of Vancouver and Province of BC sites on 15 September 2026 and is cited at the bottom of this page.

It Has To Be Where You Live

The City requires the property to be your principal residence unit, which it defines as where you live, pay bills and receive mail. The provincial principal residence requirement applies to Vancouver on top of that. An investment condo has no route here at any price.

What Is Different About Vancouver

The three things that catch owners here, and the one I will not pretend about.

Most Duplexes Are Stratas

The City itself tells owners to check BC Assessment, because most duplexes and multi-unit properties are stratified and their owners do not know it. Strata approval is required before you apply, and the fees do not come back if the strata says no.

Two Registrations, In Order

City licence first, then the provincial short term rental registry at $100 a year per unit where you live. Both numbers go on the listing, and a listing without the provincial number gets removed by the platform. The order is not optional.

Calgary Crews Do Not Drive To Vancouver

Vancouver is the arrival and departure city for Whistler, Vancouver Island and the Alaska cruise season. A large share of stays here are one or two nights on either end of a longer trip, which changes how the calendar is priced.

You need a City short term rental business licence and a provincial registration. An investment property you do not live in cannot be licensed in Vancouver, and no management company can change that.

The City of Vancouver charges a $1,108 annual licence fee and a $77 application fee, and states that both are non-refundable. The licence renews every year by 31 December, and a late renewal carries a $111 late fee. On top of that, the provincial short term rental registry charges $100 a year per unit where the host lives.

The City of Vancouver does not publish an annual night cap on its short term rental pages. What it does publish is that the licence is required for any rental of less than 90 consecutive days, that only one licence is issued per person, and that you may have only one confirmed reservation at a time.
