Short Term Rentals · Calgary

Airbnb Hot Tub Maintenance.
Built For Guest Turnover.

The tub is the amenity guests photograph, and the one they review hardest. Calgary hosts get weekly water care, a written report every visit and a drain and refill on schedule.

Wise Property Services maintains Airbnb and short term rental hot tubs across Calgary on month to month plans from $279. Plans cover weekly water testing and balancing, a monthly filter clean and a written report on every visit. A full drain, refill and balance is $200 one time and $175 for plan members, included every three months on Care Plus and every month on Full Care.

What A Rental Tub Needs That A Home Tub Does Not

Same equipment, very different load.

Many Bodies, Short Stays

A home tub has a handful of regular users. A rental has a new group every few nights. Oils, lotions and sweat arrive faster than the filter clears them.

No Time Between Checkouts

Eleven out, four in. Testing and balancing a tub properly does not fit. Something gets skipped, and it is the water.

The Host Carries The Liability

Skin irritation and equipment problems have the host’s name on the listing. A dated written report is your record.

It Drives The Review

Guests describe water problems in detail and they do not forget them. One review outlives the stay that caused it.

How We Run A Rental Tub

A schedule built around your calendar.

Visits Around Your Bookings

Scheduled against your Airbnb calendar so guests are never disturbed. The listing never goes offline for the tub.

Weekly Test And Balance

pH, alkalinity, sanitizer and calcium hardness read and corrected. Every reading is written down.

Scheduled Drain And Refill

Every three months at the minimum and monthly on a busy tub. $200 one time, $175 on any plan, or included on Care Plus and Full Care.

Run By An Operator

Wise STR Group runs its own Calgary short term rentals, so the schedule is built by people who handle turnovers themselves.

What Goes In The Tub

Sanitizer, shock, balancers and a skimmer. The same short list every visit, dosed from the test, never by guess.

Hot tub chemical bottles and a skimmer net resting on the shell of a steaming hot tub
Chemicals and tools staged on the shell: sanitizer, balancers and the skimmer net.
Four spa chemical bottles on a ledge: Spa Pure Shock, Clear Spa EZ Brom bromine granules, Canadian Spa Co pH Up, and Spa Pure Super Clear clarifier
What actually goes in: shock, bromine granules, pH Up and clarifier.
Hand holding a scoop of sanitizer granules over bubbling hot tub water
Granules are measured to the test and pre dissolved before they reach the water.

Hot Tub Rules For Your Listing

Clear house rules cut the problems before they start: a posted maximum occupancy, no glass at the tub, a rinse before entering, the cover back on after every use and a note on what to do if the water looks or feels off. Our guide to Airbnb hot tub rules has a list you can copy. Rules reduce the load on the water. They do not replace a service schedule.

Common Questions

At least weekly for an active rental. Water that has carried a new group every few nights turns over faster than a monthly visit can keep up with, which is why Care, Care Plus and Full Care all include weekly water care.

Every three months at the minimum, and monthly for a tub that is booked most of the month. A full drain, refill and balance is $200 one time and $175 for plan members, included every three months on Care Plus and every month on Full Care.

Plans run $279 a month for Care, $399 for Care Plus and $499 for Full Care, month to month with seven days notice to cancel. One time, a water test and balance is $45 and a full drain and refill is $200, or $175 for plan members.

Yes. Every visit ends with a written water report you can keep, show a guest or hand to an insurer.

No. Most hosts provide a gate code or lockbox and we work around the booking calendar.

Plan members get priority booking and Full Care members get same day response. Tell us what the guest saw and the tub is tested and corrected.

Yes. Owners and other managers book the crew directly. Managed properties simply get priority triage off the turnover report.

Care Plus at $399 a month is the plan most active rentals run. It adds a drain, refill and balance every three months to weekly water care. A high volume rental booked most of the month suits Full Care at $499, with a drain every month.

Every reading from the test, what was adjusted, and the condition of the filter and cover. You can keep it as a record, show a guest, or hand it to an insurer.

Yes. Guests photograph the tub and review the water, and cloudy water, odour or skin irritation lands in the listing review, not on the cleaner. Weekly testing and a drain on schedule remove the most common causes.

Yes. Sanitizer and balance still drift when nobody is using the tub, and standing water goes bad faster than a heavily used one. Weekly care keeps it guest ready for the next check in.
