How Often To Drain
A Hot Tub.
The short answer is every three months. The useful answer depends on how many people use the water.
Drain and refill a hot tub about every three months for normal home use. A short term rental tub should be drained every three months at the minimum and monthly if it is booked most of the month. The more different people use the water, the shorter the interval, because every bather leaves oils, lotions and sweat that sanitizer cannot remove.
The Three Month Rule, And Why It Exists
Sanitizer kills bacteria. It does not remove what the bacteria were feeding on. Every chemical addition, every bather and every top up from a hose adds dissolved solids, and a drain and refill is the only way to remove them. Most spa manufacturers land on about three months for a household that uses the tub regularly. Check your manual first, because the warranty follows it.
Adjust The Interval To The Load
- One or two regular users, a few soaks a week: about every three months, sometimes four.
- A family using it most days: closer to every two months.
- A short term rental with a new group every few nights: every three months at the minimum, and monthly when it is booked most of the month.
- After a party, a spill, a cloudy week you cannot clear, or a long unused stretch: sooner.
Signs It Is Due Early
- Foam that returns after you skim it.
- A smell that chemicals only mask for a day.
- A slick feel to the water or the shell.
- Cloudy water that keeps coming back after you balance it.
- A ring at the waterline that wipes off with a cloth.
Calgary Adds One More Reason
The City of Calgary classes its tap water as hard, 141 to 274 mg/L in 2025. Hard water leaves scale on the heater and the shell as the water cycles, and a fresh fill resets the clock on it. That is part of why Calgary tubs tend to be drained on schedule rather than waited out.
Book It Or Do It Yourself
The step by step is in our guide to draining a hot tub. If you would rather skip it, a full drain, power wash, refill and balance is $200 with a written report, and it is included every three months on Care Plus and every month on Full Care. See the drain and refill page.

About every three months for normal home use. Heavily used tubs and short term rentals drain more often, every three months at the minimum for a rental and monthly if it is booked most of the month.
Sometimes, with light use and careful water care, but water that tests in range can still carry a heavy load of dissolved solids. Foam, odour and cloudiness that returns are the signs to stop waiting.
Every three months at the minimum, and monthly if it is booked most of the month.
Not if it is done on schedule. A full drain, refill and balance is $200 flat from Wise Property Services in Calgary.
