Quick Answer

Drain an Airbnb hot tub every three months at the minimum, and every month if it is booked most of the month. Test and balance it every week in between, and write every reading down. The more different people use the water, the shorter the interval.

Why A Rental Tub Is Different

A home hot tub is used by the same few people who know its quirks. A rental tub is used by a new group every few days. Each group brings its own lotions, sunscreen, hair products and habits, and nobody in the group owns the water. Sanitizer is consumed by every bather, and what the sanitizer cannot remove stays in the tub until the water is replaced.

That is why the rental schedule is tighter than the home schedule. Sundance Spas Canada, a manufacturer, recommends draining every three to four months for a tub in ordinary home use. A rental sees more bather load in a month than most home tubs see in a season, so three months is the ceiling for a rental, not the target.

There is also a review problem. Guests do not review your chemistry. They review how the water felt, how it smelled and whether it looked clear when they climbed in. Water can test inside range and still feel wrong. I wrote that case out in a hot tub can pass the test strip and still cost you a star.

The Schedule I Run

Booking LevelDrain And RefillBetween Drains
Booked most of the monthEvery monthWeekly test and balance, check at every turnover
Booked about half the monthEvery 6 to 8 weeksWeekly test and balance, check at every turnover
Booked a few weekends a monthEvery 3 months at the minimumWeekly test and balance, check at every turnover
Seasonal or mostly vacantEvery 3 months and before the first guest of a new seasonTest every 1 to 2 weeks even when nobody is using it
This is the schedule I run on rental tubs. It is a judgement, not a regulation. Your manufacturer manual and your own water readings come first.

Two rules sit behind the table. First, the interval shortens as bather load rises. A common rule of thumb in the pool industry divides the tub volume in gallons by three, then by the average number of bathers a day, to estimate days between drains. A tub that holds about 400 US gallons and sees 4 bathers a day lands near 33 days, which lines up with a monthly drain on a busy rental. Second, a vacant tub is not a safe tub. Sanitizer and balance still drift when nobody is using the water, and standing water goes bad faster than water that is heavily used and correctly treated.

The Between Guest Checklist

A drain resets the water. The checklist below keeps it good until the next drain. It takes minutes at each turnover, and it is the part that stops a small problem becoming a one star review.

  1. Lift the cover and look. Water should be clear enough to see the floor of the tub.
  2. Smell the water. A strong chemical smell usually means spent sanitizer, not too much of it.
  3. Skim the surface and wipe the waterline for oils and residue.
  4. Check temperature against what the listing promises.
  5. Rinse the filter if the last stay was long or heavy, and replace it if it stays dull after rinsing.
  6. Confirm the cover seals, the lifter works and the lock is on.
  7. Check the sanitizer and pH, and correct them in order: alkalinity first, then pH, then sanitizer.
  8. Write the readings and the date on the log.

Signs The Water Has Worn Out

A schedule is a plan. These signs say the plan is behind.

  • Foam that returns. Oils, lotions and detergent residue build up in the water. More chemicals rarely clear it. A fresh fill does.
  • Cloudy water after correct balancing. If the numbers are right and the water stays dull, the water is saturated with what the filter cannot remove.
  • A persistent smell. Sanitizer combines with contaminants and stops working as intended.
  • Sanitizer that vanishes quickly. A heavy demand on the sanitizer means the water is loaded.
  • A guest comment. If a guest says the water felt off, it is already overdue.

The cloudy, foamy and green water problems are covered in hot tub cloudy, foamy or green: what to do.

Cut The Load Before It Reaches The Water

You can lengthen the interval by lowering what goes in. A short set of house rules does most of the work, and the Airbnb hot tub rules for hosts guide has a copy list you can paste into a listing or a welcome book.

  • Ask guests to shower before using the tub.
  • Set a maximum number of bathers that matches the tub, not the listing’s sleeping capacity.
  • No glass, no pets, no food and no products poured into the water.
  • Put a rinse spot and towels near the tub so lotions and sunscreen come off first.
  • Make the cover instructions simple and visible.

None of these removes the need for a drain. They stretch the interval and reduce the number of unpleasant surprises.

Records, Insurance And The Paper Trail

A written report after every visit is the record that matters. It shows a guest, a co-host or an insurer exactly what the water read and what was done. If a complaint arrives, you answer it with a date and a number, not a guess.

On insurance, I will be careful. The City of Calgary requires a short term rental licence for operators and lists a liability insurance requirement that references home sharing. Its licence requirements page does not mention hot tubs or pools, so I do not know what your policy requires for a tub. Ask your insurer directly, and keep the service reports in the same folder as the policy. The City’s own page is linked in the sources.

What It Costs Per Year

These numbers use the published Wise Property Services prices. A drain, refill and balance is $200 per visit, or $175 on a Hot Tub Care plan.

ScheduleDrains Per YearAt $200At $175 Plan Rate
Every 3 months4$800$700
Every 6 to 8 weeks6 to 8$1,200 to $1,600$1,050 to $1,400
Monthly12$2,400$2,100

Plans bundle the drains. Care Plus at $399 a month includes one every three months and Full Care at $499 a month includes one every month. Both also add weekly written reports. If the tub is on your listing as a headline amenity, treat the service as a scheduled line item, not an emergency expense. The hosts who react to complaints pay for the problem twice: once in the fix, once in the star.

Winter Rental Notes

Calgary winters change the routine in three ways. A tub that is vacant for a stretch should still be running and covered, not left to chill. A fresh fill takes longer to come back to temperature in cold weather, so book the drain with extra time before a guest arrives. And a drained tub should not sit empty in freezing weather. The checklist is in winter hot tub care in Calgary.

Next Step

For hosts across the city, the Airbnb hot tub maintenance page lists every visit and plan. The drain and refill page shows the full inclusion list for the $200 visit. Care Plus is the plan most active rentals run. A high volume rental suits Full Care.

Frequently Asked Questions

How Often Should You Drain An Airbnb Hot Tub?

Every three months at the minimum, and every month if the tub is booked most of the month. A rental has a heavier bather load than a home tub, so the interval is shorter than the three to four months a manufacturer suggests for home use.

Should I Drain The Hot Tub Between Every Guest?

Rarely. A weekly test and balance, a check at every turnover and a drain every one to three months, depending on how busy the tub is, keeps the water in range without the cost of a reset at every checkout.

What Is The Formula For How Often To Drain A Hot Tub?

A common rule of thumb divides the tub volume in gallons by three, then by the average bathers per day, to get days between drains. A 400 gallon tub with 4 bathers a day comes to about 33 days. Treat it as a starting estimate.

Does A Vacant Hot Tub Still Need Service?

Yes. Sanitizer and balance drift when nobody is using the tub, and standing water goes bad faster than treated, used water. Test every one to two weeks even when the rental is empty.

How Long Can A Hot Tub Go Without A Drain?

For a home tub, the manufacturer guidance is about three to four months. A rental should not go past three months, and a busy one should be monthly.

What Does It Cost To Drain And Refill A Hot Tub In Calgary?

$200 flat in Calgary, or $175 for plan members. It covers the drain, power wash, filter rinse, fresh fill, chemical balance, startup check and a written report.

What Should A Hot Tub Service Report Show?

The date, the readings before and after balancing, what was added, the condition of the filter and cover, and any flags. For a rental, it is the paper trail you show a guest, a co-host or an insurer.

How Do I Reduce Foam In A Rental Hot Tub?

Ask guests to shower before use, ban products in the water and drain on schedule. Foam is oils and residue, so more chemicals rarely help. A fresh fill does.

Can I Run A Rental Hot Tub Without A Service Plan?

You can, if you or your co-host will test weekly, correct in order, drain on schedule and keep records. A plan is for hosts who want that done and documented.

Does Calgary Require A Licence For A Short Term Rental?

The City of Calgary has a short term rental business licence, and its requirements page lists liability insurance that references home sharing and a fire safety plan. It does not mention hot tubs. Check with the City and your insurer for your own situation.
