What Year Round Means For A Rental

A rental property has a different maintenance problem than a family home. It has a new set of strangers every few days, and every one of them forms an opinion of the property in the first thirty seconds. That opinion is formed on the walkway, the steps, the lawn and the hot tub. Missing any one of them on the wrong day is a review.

Calgary adds seasons that do not forgive neglect. Snow can fall in October and again in May. A lawn that is perfect in July is overgrown by August without a schedule. A hot tub needs the same care in January as it does in July, and a tub that sits half managed in winter is the one that turns up green in spring. A membership puts all of it on one calendar.

The Math, Checked

The bundle price is only worth quoting if the comparison is fair, so here is how the numbers work. Bought separately, the cost depends on the season. In a snow month you pay the hot tub plan plus snow and ice. In a lawn month you pay the hot tub plan plus lawn and grounds.

SeasonSeparate PlansBundleMonthly Difference
Snow months (October to March)$279 + $399 = $678$499$179
Lawn months (April to September)$279 + $329 = $608$499$109
Average across the year$643$499$144
Average is ($678 + $608) divided by 2. $144 a month x 12 = $1,728 a year.

That is where the $1,728 a year comes from. You can check it yourself with the published prices. The bundle is not discounted every month by the same amount. It is largest in winter, when snow and ice is the most expensive season, and smallest in summer.

Why Calgary Rentals Need The Schedule

Three City of Calgary rules make the winter and summer routine less optional than it sounds. Check the City pages in the sources before relying on any of them, because bylaws change.

  • Snow and ice. The City requires snow and ice to be cleared from the sidewalk next to your property within 24 hours of a snowfall ending, down to the bare surface. A rental owner who lives elsewhere is still responsible. If the City has to clear it, the minimum is a $150 flat rate plus GST and an admin fee, and an occupant who does not comply can be fined $250, $500 or $750 depending on the offence.
  • Grass. Grass and herbaceous plants on private property must be kept under 15 cm, six inches, and the owner is responsible. Bylaw officers can issue a remedial order, and a $500 fine may be issued.
  • Short term rental licence. The City licenses short term rentals and requires a fire safety plan and liability insurance that references home sharing. The licence page does not mention hot tubs, so check with your insurer.

A plan that clears after every snowfall and mows on a bi weekly schedule is not a legal guarantee. Responsibility stays with the owner. What the plan does is put the work on a calendar so it does not depend on you remembering at 6 am on a snow day, or on a guest finding the steps first.

The Hot Tub Does Not Take The Winter Off

The seasonal services swap. The hot tub does not. A tub in January needs the same weekly test and balance as one in July, with extra attention to the cover, the heat and the water going into the cold. A tub that sits unchecked from October to March is the one that is green in April.

For hosts, a hot tub is also the amenity most likely to be mentioned in a review, good or bad. The drain schedule for an Airbnb hot tub and the winter care checklist show what the plan does on your behalf.

Who It Fits

The membership fits an Airbnb host who wants one point of contact for the exterior of the property, a high value home that should look right in every season, and an owner who lives away from the property and wants the work documented. It is not a fit for a tub-only owner or a condo with no exterior. In those cases, the single plans are the better choice: the plans page lists each one.

How To Start

Start with the hot tub, because it is the item with the longest lead time on a bad day. The Airbnb hot tub maintenance page has the visit list and the plan comparison. Add snow and ice before the first snowfall and lawn and grounds before the first growth. The Wise Property Services page shows every price in one place. Plans are month to month, so you can start with one and add the others.
