Wise Property Management · Prince Edward County

Airbnb Management Prince Edward County.
Forty Five Nights, Or All Of Them.

Prince Edward County has one rule that decides everything. If you are on site for the full calendar year there is no night limit. If you are off site, the property may be rented for forty five days a year. Everything else is process.

Prince Edward County licenses short term accommodation in your primary residence. If the host is on site for the full calendar year there is no night limit. If the host is off site, the property may be rented up to 45 days a year. New secondary residence licences ended in 2022.

4

4%

$10,000

What The County Actually Requires

Four rules decide whether a property can operate at all. Every figure here was read off the County of Prince Edward site on 15 September 2026 and is cited at the bottom of this page.

Forty Five Nights, Or All Of Them

A primary residence licence runs one of two ways: host on site for the full calendar year, with no night limit, or host off site for up to 45 total days a calendar year. There is no middle setting, and the second one is not a business.

It Has To Be Where You Live

The application requires you to attest the property as your primary residence, to the exclusion of all other property. New secondary residence licences have not been issued for applications submitted after 20 September 2022.

Secondary residence route closed since 2022

Four Bedrooms, Two Per Room

No short term accommodation may rent more than four bedrooms or suites, at two persons per licensed guest room plus one child under ten per room. You cannot scale by adding rooms.

By-law 108-2021

Four Percent, And It Gates Renewal

Municipal Accommodation Tax at four per cent has applied since 1 February 2021. The County verifies that MAT submissions are current before it renews a licence. Fall behind on the tax and you lose the licence, not just the money.

Tracked and remitted under management

Prince Edward County In Public Data

Two figures from public registers and national statistics, both under open licences that permit this use. Neither is a revenue number.

4.9%

Of the housing stock, 2021

579 of 11,909 dwellings in the Prince Edward County were short term rentals that could otherwise house someone long term. This is the number the rules on this page exist because of.

Statistics Canada, 2021

Adapted from Statistics Canada, Short-term rentals in the Canadian housing market, Catalogue no. 11-621-M2024010, 2024. This does not constitute an endorsement by Statistics Canada of this product. The Statistics Canada figures are for the 2021 reference year, which is the most recent published in that study. They are a housing supply measure and not a revenue estimate, and nothing on this site estimates what a property earns.

What I Run In Prince Edward County

One team instead of three vendors pointing at each other. Twenty percent of net revenue, month to month, no onboarding fee and no monthly minimum.

Guest Communication

Fast responses, pre arrival messaging, check in support and full stay coverage, on the same clock as every property under management. You never have to answer a guest.

Turnover Management

Scheduling, quality control, laundry and staging on every reset, with photo proof filed against the property. Outside Calgary the crew is local, vetted and run to the CleanStays standard.

Issue Coordination

Maintenance, access problems and urgent requests routed to a vetted local trade and quoted before any work happens. Nothing gets done and then billed.

Listing And Rate Strategy

Photography direction, title, description and amenity strategy, plus pricing and review management. In a capped market the calendar is managed for rate, not for occupancy.

Registration And Tax Admin

Registration, annual renewal, the licence number displayed on the listing, and accommodation tax tracked and remitted. The part owners forget until the city writes to them.

What Is Different About The County

The two things that cost the most here, and the one I will not pretend about.

Ten Thousand Dollars, First Offence

Operating without a licence is a $10,000 administrative monetary penalty on the first offence, rising to $15,000 and $20,000. Advertising without a licence is a separate $2,000. This is the steepest first offence penalty of any market on this site by a factor of four.

I Cannot Quote You The Licence Fee

The County’s fee by-law sits on a platform that cannot be read, and no dollar figure appears on thecounty.ca or in its own March 2026 application packages. The County invoices the fee after the application is approved. Call the STA office and I will build the plan around the real number rather than around an estimate.

Calgary Crews Do Not Drive To The County

CleanStays and Wise Property Services are Calgary companies with Calgary crews. In The County I manage the property and coordinate vetted local cleaning and trades against the same written standard. Said plainly here rather than implied everywhere else.

Farmhouse stock and vineyard rows. The County is a destination, not a suburb. Illustration. A representative property and setting, not a photograph of a specific address or of a managed listing.

Why Guests Book The County

A summer market with a wine season attached. These are the drivers a listing is positioned against.

Sandbanks

The largest freshwater sand dune system in the world, and the reason July and August book out. Distance to a Sandbanks gate is the single biggest price lever on a County listing.

Ontario Parks, Sandbanks

The Wine Route

Forty plus wineries across the Hillier and Wellington appellations. The wine season runs later than the beach season, which is what gives this market a real September and October.

Visit The County, Wineries

Picton And Wellington

Two walkable main streets with restaurants that draw from Toronto and Ottawa on their own. A listing in or near either one is a different product from a rural one.

A former air force base in Picton now running a year round events, music and market programme. It is the strongest argument this market has for a shoulder season.

Prince Edward County Questions

Yes, in your primary residence. The County licenses primary residence short term accommodation in two modes: host on site for the full calendar year, with no night limit, or host off site for up to 45 total days per calendar year. New secondary residence licences have not been issued for applications submitted after 20 September 2022.

If you are not physically on site, a primary residence short term accommodation in Prince Edward County may be rented for up to 45 total days in a calendar year. If you are on site for the full calendar year there is no day limit. That distinction decides the entire business case and it is the thing most owners discover after furnishing.

I am not going to give you a number for this. The County’s fee by-law is hosted on a platform that cannot be read automatically, and no dollar figure for the licence appears on thecounty.ca or in the County’s own March 2026 application packages. The County invoices the fee after the application is approved. Call the County STA office for the current figure.

By-law 108-2021 states that no short term accommodation shall rent out more than four bedrooms or suites, at two persons per licensed guest room plus one child under the age of ten per room. The County’s fire schedule separately contemplates a five bedroom large STA premises, so confirm with the County if the property has five.

The County publishes an administrative monetary penalty of $10,000 for a first offence of operating without a licence, $15,000 for a second and $20,000 thereafter. Advertising a short term accommodation without a licence is a separate $2,000 on a first offence. These are the steepest short term rental penalties published by any municipality on this site.

No. Wise Property Management is a Calgary company and it manages properties across Canada. In the County I run the property and coordinate vetted local cleaning and trades to the same written standard used in Calgary. The in house crews, CleanStays and Wise Property Services, are Calgary only. That is said here rather than discovered later.

Twenty percent of net revenue, month to month, with no onboarding fee and no monthly minimum. Cleaning is billed to the guest as a turnover fee rather than to you, and maintenance is quoted before any work happens. The fee is the same in every market.

Send Me The Prince Edward County Property

Three short steps. It takes about a minute, and it tells me enough to price the opportunity before we speak.

Step 1 of 3The Property

Do you live in this property?Prince Edward County permits short term rental in a principal residence. This is the question that decides everything else.
What are we managing?
How many bedrooms?
Is it registered with the city?
Is it furnished?
When do you want it running?

Your details go to me, not to a list. No newsletter, no sequence. The address is used to price the property and is never published.

Where These Numbers Come From
