What Victoria Actually Requires
Four rules decide whether a property can operate at all. Every figure here was read off the City of Victoria and Province of BC sites on 15 September 2026 and is cited at the bottom of this page.
It Has To Be Where You Live
Verbatim from the City: short term rentals are only permitted in your principal dwelling unit. Two shapes are allowed: the whole home while you are away, or up to two bedrooms with shared living space while you are home. There is no third option.

A whole unit may be rented for no more than 160 nights in a calendar year. That is the ceiling on the business and it is the number the calendar is managed against. Model on 160, never on 365.

The licence costs $150 and the term runs 16 January to 15 January, not the calendar year. Every year you file a fresh application, including fresh strata consent. Operating past the term is a $500 set fine.

What Is Different About Victoria
The three things that catch owners here, and the one I will not pretend about.
Strata Consent Expires Every Year
Strata consent is not a one time approval. It has to be supplied fresh with every annual application. A strata that says yes this January can say no next January and end the operation, with no appeal, no refund and no notice period you can plan around.
The Cap Is The Business, Not The Fee
At $150 the licence is the cheapest in any market I run in, which makes it the least interesting number on the page. 160 nights is what decides whether the property is worth operating, and filling those nights cheaply is the fastest way to waste them.
Calgary Crews Do Not Drive To Victoria

Victoria is the provincial capital, which gives it a weekday business and government travel base that most resort towns do not have. That flattens the week rather than the year.
