This is the setup checklist for an unfurnished Calgary short term rental, aimed at a modern luxury standard without paying for prestige. Every product was priced on Amazon.ca on 14 September 2026 in Canadian dollars, every line carries the one specification that actually matters so you can substitute when something is out of stock, and six categories are marked buy locally with the reason why.
Four Rules That Decide Most Of This
Get these right and the individual product choices matter far less than you would think.
Linen Sets Per Bed
All identical, all white. It is what makes a same day turnover possible and lets you pull a stained set without taking a room offline.
GSM On Bath Towels
Below 500 feels thin. Above 700 needs two dryer cycles and slows every turnover you will ever run.
Every Bulb In The Property
Warm white. Cool white bulbs make a beautifully furnished room photograph like a dentist office.
Things To Buy Locally
Mattresses, sofas, dining tables, bar stools, noise monitoring and anything the building code governs. Reasons at the bottom.
How To Scale It To Your Property
Three multipliers. Count your bedrooms and your bathrooms, take the per property list once, and you have your order.
Once Per Property
Kitchen, living and dining, laundry, safety and outdoor. These do not change whether the property sleeps four or fourteen, which is why they are the cheapest part of a large property to furnish.
Roughly $3,900 before furniture
Once Per Bedroom
Bedding, blackout, lighting, nightstands and storage. This is the line that scales, and it is where a five bedroom costs real money against a two bedroom.

Once Per Bathroom
Towels, mats, amenity dispensing and the small fixtures. Buy in whole sets per bathroom so a guest never sees a mismatched towel.

Multiply everything on this table by your bedroom count. The mattress is the one line that is not on it.

Outdoor, If You Have It
Only if the property has a patio, a balcony or a yard. Light any path a guest walks with a hardwired or plug in fixture, never solar: short December days, a low sun and snow on the panel mean solar fails here exactly when it is needed.

Six Things Not To Buy On Amazon
A checklist that sources everything from one retailer was written for the retailer. These six are worth the trip.
The Mattress
Three reasons, and this is the strongest recommendation on the page. A queen that sleeps wrong is effectively non returnable, and you cannot resell a used mattress in Alberta. The $300 to $500 band on Amazon.ca is churning no name sellers whose listings vanish, so bedroom three next year will not match bedroom one, and mismatched comfort across rooms produces reviews. And the recognisable names score badly there. Buy from a Calgary retailer with a comfort guarantee, delivery and old mattress removal. Keep the invoice, you replace these on a five to seven year cycle.
The Sofa
No established upholstery brand has meaningful volume on Amazon.ca in this budget, and the units that exist carry four to seventy ratings. The sofa takes the heaviest and dirtiest use of anything you own, from people with no ownership incentive. You need to sit on it, feel the frame and confirm the fabric is a performance weave, none of which a listing tells you. Buy locally in a performance fabric with removable washable covers.
The Dining Table
Every seven piece set in the $320 to $1,112 range on Amazon.ca carried one or two ratings. That is not a data point, it is a coin flip on a $700 item that then needs assembling. Buy the table locally. The chairs are a different story and are on the table above.
Noise Monitoring
Buy direct from the vendor. The subscription is the product, not the sensor: alert routing, thresholds tuned for short term rentals, and a defensible audit trail if you ever have to show a guest or a neighbour or the City what happened. The Amazon listed sensors carry twenty odd ratings and no service behind them. Whatever you buy, it must monitor decibels with no camera and no audio recording.
Bar Stools
Every option on Amazon.ca had under 120 ratings, and bar stools take more abuse than almost any furniture in a rental. Buy where you can sit on one and replace one. Measure your counter first: 24 inch seat height is counter, 30 inch is bar, and that is the single most common ordering mistake in the category.
Anything The Building Code Governs
Smoke and CO alarm placement and interconnection, and extinguisher servicing, are set by the Alberta Building Code and Calgary short term rental licensing, not by a product page. Buy the hardware wherever you like, confirm the requirement with the City, and have hardwired interconnected alarms installed by an electrician if the code calls for it.
Prices Move. The Specs Do Not.
Every figure on this page was read off a live Amazon.ca product page on 14 September 2026, in Canadian dollars, delivering to a Calgary postcode. Amazon prices move constantly and some of these will be wrong within a month. They are a planning number, not a quote.
That is why every line carries the specification rather than just the product. If something is out of stock or the price has run away, buy the spec. A 600 GSM ring spun cotton towel is a 600 GSM ring spun cotton towel whoever makes it, and the spec is the part that decides whether a guest notices.
Common Questions
Using this list, roughly $3,900 for the once per property items before sofa and dining furniture, about $1,050 per bedroom, and about $330 per bathroom. A three bedroom two bathroom property lands near $7,700 on Amazon, plus a mattress, sofa and dining table bought locally. Prices checked 14 September 2026.
One on the bed, one clean and ready, one in the wash. It is what makes a same day turnover possible, and it means a stained set never takes a bedroom offline. Buy them identical and white so any set matches any bed and a replacement two years from now still matches.
Because you replace it out of your own revenue. A nonstick pan set is an annual purchase once guests use metal utensils on it. A polyester cluster pillow is flat in weeks. The list is built at the level that survives about two hundred guest nights a year, which is cheaper over five years than buying twice.
