Do I need to already own a property?+
No. Deal sourcing and underwriting is included in every tier. We find the right property, run the numbers, coordinate with a vetted realtor, and connect you with the right lender. You make the final call and buy the asset.
What markets do you operate in?+
Canada, the US, Mexico, South Korea, and the Caribbean. Calgary and Edmonton are our home markets. We have vetted operator networks in every market we touch.
How much capital do I need to get started?+
We generally recommend $150K minimum to cover down payment, closing costs, furniture, setup, and 3 months of reserves. Clients with $300K+ are in a strong position for a top-performing property. The tier fee is separate and paid once.
What happens after the 30-day managed launch?+
You choose: self-manage 3-5 hours per week using our systems, or hand the property to a vetted operator from our network at a below-market rate. We stay on a direct text line for 90 days after handoff for questions, not management.
Can I upgrade between tiers?+
Yes. Pay the difference between tiers at any time. The $5,000 Deal Finding tier credits 100% toward any full tier within 60 days. Milestone payment is available with a 10% premium.
Is the Disposition Advisory always included?+
It is optional and engaged at the time of listing. We earn 20% of the premium above market value only. If your property sells at market value, we make nothing. Realtor commissions are standard for your market and separate.
